Brian McAllister Properties is a Perth real estate business run by licensed real estate and business agent Brian McAllister, working in conjunction with The Agency, and focused on South Perth, Como, Applecross and the riverside south. Its apartment and investment service handles unit, villa and townhouse sales for owner-occupiers and investors, including tenanted sales. This release sets out the latest REIWA unit price and rental data for apartment owners and investors deciding whether to sell, hold or buy.
Perth’s unit market has outpaced its house market for price growth over the past year while rental conditions have remained tight, and Brian McAllister Properties says the combination gives apartment owners two distinct buyer audiences to plan for. REIWA’s 5 August 2026 market update reported a July 2026 median unit sale price of $681,000, up 22.7 per cent year on year, against 18.0 per cent growth for houses to $950,000. REIWA’s rental vacancy data put Perth’s vacancy rate at 1.9 per cent in August 2026, down from 2.2 per cent in July and below the 2.5 to 3.5 per cent band REIWA describes as a balanced market.

How much have Perth unit prices and rents moved?
Unit prices have recorded stronger percentage growth than houses across every recent REIWA reporting period. Over the 2025-26 financial year, REIWA reported that the Perth median unit sale price rose 21.8 per cent to $670,000 while the median house price rose 16.3 per cent to $930,000. REIWA’s 12-month figures for the year to August 2026, updated 10 September 2026, placed the median unit price at $690,000. Units also continued to sell quickly, with a median of 19 days on market in July 2026.
Rents have risen more slowly than sale prices. REIWA reported a median weekly unit rent of $700 in July 2026, unchanged over the June 2026 quarter but 7.7 per cent higher than a year earlier, and a median weekly house rent of $750, up 9.5 per cent year on year. In the week ending 6 September 2026, REIWA counted 2,023 Perth rental listings, 8.5 per cent fewer than in the same week of 2025.

What do the figures mean for apartment owners and investors deciding whether to sell?
Brian McAllister Properties says every apartment sits in front of two possible audiences. Owner-occupiers, including downsizers who want to stay in South Perth or Como, buy light, aspect and proximity to the foreshore. Investors buy rental yield, strata health and vacancy history. A vacancy rate below REIWA’s balanced range supports the investor case for a well-located, tenanted apartment, while strong owner-occupier demand can favour a sale with vacant possession. The stronger result depends on identifying which audience will pay more for a particular apartment and building the campaign for them.
For owners of tenanted property, the business models both paths before recommending one, reviews strata records before launch so buyer due diligence does not stall a contract, and manages inspection access with tenants in line with Western Australian tenancy rules. Details of the apartment and investment sales service and the Como market are available on the company website.
“The unit figures show that price growth has been broad rather than confined to houses, but a suburb median never sells an apartment. Buildings a street apart in South Perth can sit in different markets, so the real decision for an owner is which buyer pool to target, and whether a tenant in place helps or narrows that pool,” said Brian McAllister, Licensed Real Estate and Business Agent, Brian McAllister Properties.
Apartment owners and investors across the riverside south can contact Brian McAllister for a complimentary appraisal of a unit, villa or townhouse.
